Austin Independent School District and The NRP Group have started construction on a residential development that will replace a former AISD campus in East Austin. Project leaders held a groundbreaking to mark the start of work on the site, which had been owned by the district.
The development will include nearly 700 apartment units. The design is focused on mixed-income housing, with about half of the apartments designated for tenants at lower income levels, expanding the neighborhood's affordable housing stock.
AISD is partnering with the private developer to convert the surplus school property into housing rather than selling individual parcels or keeping the site vacant. District officials and the developer say the project repurposes land to meet pressing housing needs while retaining public oversight of the redevelopment process.
The NRP Group will lead construction and management of the community, bringing its experience in residential development to the site. The partnership combines the district's land resources with private-sector financing and project delivery to accelerate housing production.
Community members and city observers are watching how the project affects housing access and neighborhood change in East Austin. Reserving roughly half of the units for lower-income households aims to provide options for residents priced out of the area, while the size of the development will add a significant number of rental units to the local market.
